Your landlord exit planning checklist.
You do not need every answer today. Use these prompts to prepare for a conversation about your property and the outcome you want.
Start with your priorities
- Are you selling one property, reducing your portfolio or leaving letting altogether?
- What matters most: price, timing, less work, or the tenant’s position?
- Who else needs to agree the decision?
- What would make you comfortable proceeding, and what would make you wait?
Understand the property and tenancy
- Record the address, ownership, mortgage and any known repair issues.
- Gather the tenancy agreement, rent record, deposit information and relevant certificates.
- Ask your solicitor or letting agent about the tenancy position and selling with tenants.
- Discuss how viewings and communications will respect the occupier’s rights.
- Do not promise vacant possession or serve notice without advice on the current rules.
Compare the figures and conditions
- Obtain evidence of value and compare more than one sale route.
- Ask your lender about redemption costs and early repayment charges.
- Ask your accountant about tax and reporting before deciding.
- Compare the expected amount you will receive after costs, timing and conditions.
- Ask any buyer or introducer to explain their role and how they are paid.
- Have your solicitor review an agreement before signing.
Bring these four things to the conversation
The property’s postcode. Whether it is tenanted. Your preferred timing. The question you most want answered.
